NYC Local Law 18 of 2022 (effective September 2023) requires every Bronx short-term rental host to register with the Mayors Office of Special Enforcement (OSE) before booking. Rentals under 30 days are only legal when the host is physically present and no more than two guests stay. Entire-home STRs under 30 days are illegal.
Bronx County STR hosts must submit a registration application to OSE with proof of primary residence, a list of permanent occupants, a floor plan, and certification that the building is not a Class A multiple dwelling banned from transient use. NYC Admin Code 26-3101 through 26-3108 codifies Local Law 18. Booking platforms (Airbnb, Vrbo, Booking.com) must verify an OSE registration number before processing any booking under 30 nights. Buildings with 3+ units (Multiple Dwelling Law Class A) cannot host transient stays at all, which captures most Bronx apartment buildings. The Prohibited Buildings List maintained by OSE automatically denies registration for non-compliant structures.
Host operating without registration: $1,000-$7,500 per violation per day. Platforms booking unregistered units: $1,500 per transaction. OSE also pursues civil injunctions.
