Short-term rentals may not exceed the guest-bedroom, guest-occupancy, and density limits in the Comprehensive Zoning Ordinance. Generally occupancy is capped at two guests per bedroom, and a dwelling unit is limited to five guest bedrooms and no more than ten occupants.
Occupancy is fixed by each permit and enforced against the CZO limits. Non-commercial partial-unit rentals are limited to two guests per bedroom or six guests total, whichever is less. A dwelling unit used as an STR may not exceed five guest bedrooms and ten total occupants. In owner-occupied single-family homes, guests get their own bedroom plus shared living spaces, and one bedroom must be reserved for the operator's full-time occupancy. Renting to more than one party at a time, or renting by the hour or for less than one night, is prohibited.
Exceeding the guest-bedroom or occupancy limits (or advertising more than the allowed limits) is a prohibited act, each instance a separate offense subject to at least a $1,000 fine and possible revocation.
