Cal-Nev-Ari Short-Term Rentals: Parking Rules Rules (2026)

Clark County Title 7 Chapter 7.100 (2024 STR ordinance) requires licensed short-term rentals to provide at least one off-street parking space per bedroom. The parking spaces must be on an approved driveway, garage, or paved parking pad meeting Title 30 dimensional standards (typically 9 by 18 feet per space). Tandem spaces in driveways count if each space is accessible without moving another vehicle. Street parking by guests is strongly discouraged and, in communities subject to HOA or gated-community parking rules, may be entirely prohibited. In many unincorporated neighborhoods, overnight street parking is itself restricted under Clark County Code 14.36. Guests cannot park recreational vehicles, boats, trailers, commercial vehicles, or oversized vehicles at an STR property overnight unless screened in an enclosed garage. Lawn and unpaved surface parking is prohibited throughout Title 30. The property listing and guest-facing posted information must clearly state the parking plan including the maximum vehicle count and the prohibition on street or lawn parking. Parking complaints are a top reason for STR license revocation under the three-strikes provision. Master-planned communities across Summerlin South, Mountains Edge, and Southern Highlands frequently add HOA-specific STR parking restrictions.
