Montgomery County, OH Short-Term Rentals: Parking Rules (2026)

Because Ohio counties do not zone unincorporated land, Montgomery County cannot impose STR-specific off-street parking minimums. Under R.C. 519.02, township trustees adopt zoning resolutions that set the off-street parking schedule for residential and conditional uses. In Washington Township, where short-term rentals are a Conditional Use in residential districts, the Township Zoning Inspector may impose parking conditions as part of the CUP - typically requiring all guest vehicles to be parked off-street in the driveway or designated pad and limiting on-street overflow. Repeated complaints about traffic, parked vehicles from frequent turnover, or events such as weddings have been cited by the township as bases for enforcement and can count toward the three-calls-for-service threshold that triggers CUP revocation. Other townships (Harrison, Jefferson, Miami, etc.) apply their own residential parking schedules - usually two off-street spaces per dwelling - to the STR. Statewide, R.C. 4511.68 prohibits parking on sidewalks, in front of driveways, within an intersection, on a crosswalk, within 30 feet of a stop sign, and within 20 feet of a crosswalk; township police and the Montgomery County Sheriff enforce these. In Dayton, Centerville, and other incorporated cities, municipal parking codes apply directly.
