STRs must comply with Seminole's general residential parking standards. On-street parking is allowed where signed; lawn parking is prohibited. Florida preemption permits these rules if applied equally to all residences.
Seminole's Land Development Code requires off-street parking for residential dwellings, typically two spaces per single-family home. Vehicles cannot be parked on lawns or unimproved surfaces under city code, and oversized vehicles, trailers, and RVs face additional restrictions in residential zones. STR operators should ensure guests use the driveway and any approved on-street spaces only. Florida Statute 509.032(7)(b) permits non-discriminatory parking rules. Some Pinellas neighborhoods have HOA-imposed parking limits stricter than city code. Repeated guest parking violations may lead to citations against the property owner.
Parking on grass or in prohibited areas can result in code enforcement citations starting at $50 to $250 per occurrence, plus towing at owner expense.
