Parking is governed by Development Code Section 84.28.060(d). All vehicles of short-term rental renters must be parked on the rental property itself - no renter vehicle may be parked on neighboring properties, within the transportation right-of-way, or in any manner that creates an obstruction. Parking must be provided on-site at a ratio of not less than one parking space for every four renters. Short-term rental properties with an occupancy limit of two renters are limited to two vehicles. Qualifying parking spaces may include garage, carport, and driveway spaces, and tandem parking is allowed. On-site parking areas must be kept free of obstructions, including excessive snow (a Mountain Region concern), and only the parking areas approved under the STR permit may be used. The County's STR FAQ reinforces that on-street parking associated with an STR is prohibited and that the number of spaces is not fixed at a single figure so long as all vehicles park entirely on the property without blocking roads or the public right-of-way. The maximum approved occupancy is itself limited to what the on-site parking can support under Section 84.28.060(c)(7). The number of permitted vehicles must be posted inside the unit and stated in advertising.
Violations of the parking requirements may result in vehicles being towed without notice under Section 84.28.080(a)(2). Parking on neighboring property or in the right-of-way, or exceeding the approved vehicle count, can also draw administrative citations ($1,000 to $5,000) and contribute to permit suspension or revocation.
