Full Breakdown

Instead of a dedicated short-term-rental ordinance, Sioux City channels paid overnight lodging in a residence through its Bed and Breakfast Home zoning standard. Beyond the primary-residence rule, the same standard requires at least 750 square feet of gross habitable floor area per rooming unit, meals served only to residents and overnight guests, no more than one non-resident employee, and a Building Official/Fire Marshal inspection before occupancy as a bed and breakfast home. Private events need a separate conditional use permit.

Violations & Fines

Offering paid overnight lodging outside the primary residence, or without meeting the Bed and Breakfast Home floor-area, employee, and inspection conditions, is a zoning violation enforceable by the City's Building Official.
