Essex County does not operate a short-term rental registry. Any registration obligation comes from the host's municipality. Newark requires owners to register each unit and obtain a permit through the city's online portal, renewing annually. For state tax purposes, an owner offering three or more units for rent, or renting through a platform, must register with the New Jersey Division of Taxation to collect Sales Tax and the State Occupancy Fee. The Division states the rental of a transient accommodation obtained directly from the owner is no longer subject to those taxes unless it is a professionally managed unit, defined as one offered by a person renting three or more units during the calendar year.
