Mesa STR operators must pay a $250 license fee to the city and obtain a state Transaction Privilege Tax (TPT) license. All rental income from stays under 30 days is subject to city TPT. As of January 2025, long-term stays of 30 days or more are exempt from city TPT. Operators must file regular TPT returns and remit collected taxes. The license must be renewed and remains valid as long as insurance and tax obligations are maintained. Allow 7 business days for license processing.
Operating without an STR license carries fines. Failure to collect and remit TPT can result in penalties from the Arizona Department of Revenue and city enforcement action.
