Alaska Landlord Entry Notice (AS 34.03.140)

AS 34.03.140 provides that "the landlord shall give the tenant at least 24 hours notice of intention to enter and may enter only at reasonable times," except in an emergency or when it is impracticable to give notice. Lawful purposes include inspecting, making repairs, alterations or improvements, supplying services, and showing the unit to prospective tenants, buyers, or workers. The tenant may not unreasonably withhold consent to such entry. A landlord who abuses the right of access or uses it to harass the tenant violates the statute. If the tenant is absent for an extended period, the landlord may enter as reasonably necessary to protect the premises.

A tenant subjected to unlawful entry or harassment may obtain injunctive relief and recover actual damages, plus prepaid rent in some cases; abuse of access can bar the landlord's remedy and support the tenant terminating the agreement.
