Maine Rent Increase Notice Requirements (Tit. 14 § 6015)

Under Me. Rev. Stat. tit. 14 § 6015, rent or mandatory recurring fees "may be increased by the landlord only after providing at least 45 days' written notice to the tenant." A larger increase of 10% or more requires at least 75 days' written notice, and multiple increases within 12 months that total 10% or more also trigger the 75-day rule before the increase that crosses 10%. A written or oral waiver is "against public policy and is void." A landlord who violates the section is liable for the return of sums unlawfully obtained, with interest, plus reasonable attorney's fees and costs.
