Mississippi No Just Cause Eviction Required Statewide

Mississippi Code Title 89, Chapter 8 governs all residential tenancies statewide. Landlords may evict for nonpayment of rent with a 3-day pay-or-quit notice, for lease violations with a 14-day cure-or-quit notice, and may issue an unconditional 14-day notice after a second violation within six months. Month-to-month tenancies may be terminated by either party with 30 days written notice without cause. Mississippi has no statewide just-cause eviction protections, no good-cause requirements for non-renewal, and no relocation assistance mandates. Federal Fair Housing Act and anti-retaliation provisions in Section 89-8-17 still apply.

Wrongful eviction without proper notice or in retaliation for tenant rights claims can expose landlords to actual damages, attorney fees, and reinstatement of tenancy under Section 89-8-17.
