NRS 40.251 authorizes no-cause termination of periodic tenancies with statutory notice (30 days for month-to-month, 7 for week-to-week). NRS 40.253 establishes summary eviction for nonpayment of rent, requiring a 7-day pay-or-quit notice before filing. NRS 40.2514 covers waste, illegal use, and lease breach. Tenants 60 or older, or with disabilities, may request 30 additional days under NRS 40.251(2).
