Nevada Lease Termination Rules

NRS 40.251 governs no-cause termination of periodic tenancies: a month-to-month tenancy may be ended by either party with written notice of at least 30 days, while a week-to-week tenancy requires 7 days. A tenant who is 60 years of age or older, or who has a physical or mental disability, may request an additional 30 days of possession by submitting written proof to the landlord; if no agreement is reached the tenant may petition the court. A fixed-term lease terminates automatically on its end date without further notice unless the lease or law requires otherwise. Nevada has no state-specific early-termination statute for domestic violence comparable to some states, and active-duty servicemembers terminate under the federal Servicemembers Civil Relief Act, 50 U.S.C. 3955.

No specific statutory penalty. A tenant who vacates without proper notice may owe rent through the notice period; a landlord who terminates without the required notice cannot obtain a valid no-cause eviction until proper notice is served.
