Utah Landlord Entry Notice Requirements

Utah Code 57-22-4(2) states: 'Except as otherwise provided in the rental agreement, an owner shall provide the renter at least 24 hours prior notice of the owner's entry into the renter's residential rental unit.' Because the duty is default rather than mandatory, the lease can set a different notice term, so the requirement is lease-governed but defaults to 24 hours where the lease is silent. The renter side is balanced by Utah Code 57-22-5(2)(c), under which a renter may not 'unreasonably deny access to, refuse entry to, or withhold consent to enter' for the owner to make repairs. A renter cannot use a violation of the notice rule to excuse lease compliance or to sue (57-22-4(9)).

No specific statutory penalty. Under Utah Code 57-22-4(9) a renter may not use an owner's failure to give 24-hour notice to excuse lease compliance or to sue; persistent abuse is addressed through the lease or general law.
