Full Breakdown
Hemet Municipal Code § 90-321(a)(2)c states an ADU or JADU 'may not be used for short-term rentals' and that if rented, it 'shall be for a term longer than 30 days.' The rule sits inside the city's ADU ordinance, which otherwise defers to state ADU law (Gov. Code §§ 66310-66342) where state law is more permissive. It applies to every ADU and JADU permitted in the city, regardless of zone.
Violations & Fines
Renting an ADU or JADU short-term breaches the zoning code; the city can pursue code enforcement, issue an abatement notice or administrative citation, and may withhold or revoke ADU occupancy approval.
