Los Angeles prohibits short-term rental of ADUs under LAMC Section 12.22 A.33 and California Government Code Section 65852.2(a)(6), which require ADU rentals to be 30 days or longer. Home-Sharing Ordinance LAMC 12.22 A.32 also excludes ADUs.
Cal. Gov Code 65852.2(a)(6) and LAMC 12.22 A.33 require ADU rentals to be for terms of 31 days or longer. The Los Angeles Home-Sharing Ordinance, LAMC 12.22 A.32, defines an eligible short-term rental unit as the host's primary residence and expressly excludes ADUs from home-sharing registration. ADUs in buildings subject to the Rent Stabilization Ordinance (RSO) are also generally excluded from STR use. Permitted ADUs do not need a separate rental business license, but the host must rent only for 30+ days. JADUs follow the same 30-day floor and are tied to owner-occupancy of the primary dwelling or the JADU. Vacation Home Rental in non-primary residences is prohibited citywide.
Short-term rental of an ADU violates LAMC 12.22 A.32 with administrative citations of $500 per day, plus referral to the City Attorney. Repeat violations trigger registration revocation and Airbnb/VRBO listing removal under the platform accountability ordinance.
