FL Β§163.31771 (2024) requires cities with >75,000 population to allow ADUs in single-family zones. Hollywood (pop. ~150,000) must comply. Hollywood's Zoning and Land Development Regulations significantly limit ADU construction. Under Section 4.1 (Single-Family Districts), no more than one set of cooking or kitchen facilities is permitted per residence. The Director may approve an additional set only if the residence contains at least 3,600 square feet of floor area (excluding garage and accessory structures) and the arrangement does not create an apartment unit. This effectively restricts true ADU creation to large homes. Permitted accessory uses in single-family districts include decks, pools, spas, sheds, and ornamental features per Section 4.1. Accessory buildings in rear yards may not occupy more than 30% of the rear yard area and not more than 30% of the main building's floor area. Florida Statute 163.31771 encourages municipalities to allow ADUs, but Hollywood has not adopted a comprehensive ADU ordinance.
