Pasco County adopted ADU regulations under LDC Section 530.24 (Ordinance 25-22, effective April 11, 2025). ADUs may be up to 1,200 sq ft but must be smaller than the main house. Owner occupancy is not required. Mobile homes cannot serve as ADUs. Vacation/short-term rentals in ADUs are prohibited unless permitted under LDC Β§402.5.B.
ADUs include backyard cottages, garage conversions, or attic apartments with separate kitchen, bathroom, and sleeping area. They must be built on a permanent foundation, meet Florida Building Code standards, and follow the same height, setback, and lot coverage rules as the principal dwelling. A lot with an ADU may be subdivided if the division meets all applicable zoning standards.
