Unincorporated Pinal County allows ADUs on single-family lots. Lots under one acre may have one attached plus one detached ADU; lots one acre or larger may have one attached plus two detached. ADUs need only five feet from side and rear property lines.
Pinal County adopted ADU rules to meet Arizona's statewide ADU mandate. On lots under one acre an ADU may be no larger than 75% of the main dwelling's gross floor area or 1,000 square feet, whichever is less; on lots of one acre or more the cap is 75% or 1,500 square feet, whichever is less. Every ADU must be at least 200 square feet. Rear and side setbacks are capped at five feet from the property line, and the front setback cannot be more restrictive than for the main single-family dwelling in that zone. Inside cities like Casa Grande, Maricopa, Florence, or Apache Junction the city's ADU code governs instead.
