Unincorporated Pierce County exempts a one-story tool or storage shed of 200 square feet or less from a building permit under PCC 17C.30.040, but larger structures and setbacks under Title 18A still apply.
Under Pierce County Code 17C.30.040, a one-story detached accessory structure used as a tool and storage shed, playhouse, or similar use does not need a building permit when its floor area does not exceed 200 square feet. The exemption does not apply to habitable space, heated space, or tiny homes. In residential zones on lots under 1 acre, PCC 18A.37.020 limits total detached unoccupied accessory structures to 2,000 square feet. Detached single-story accessory structures must keep a minimum 3-foot setback and may occupy up to 50 percent of a rear yard or 25 percent of an interior yard. Even permit-exempt sheds must still meet zoning setbacks, septic clearances, and critical-area rules.
A shed over 200 square feet built without a permit, or any shed placed inside required setbacks, violates the code and may require permits, relocation, or removal after code enforcement review.
