Shed permit rules in Fishers, IN — also referred to as storage shed, backyard shed, or accessory building regulations — set size limits, setbacks, and when a building permit is required.
Under UDO Sec. 6.2.2, a detached shed in a residential district must meet the front setback for the zone and a side/rear setback equal to the primary-structure setback or 10 feet (whichever is less). Any accessory structure over 600 sq ft must have a setback at least equal to the building's height where that exceeds the minimum side/rear setback. Sheds may not encroach into any easement or required buffer yard and must comply with Article 6.20 Vision Clearance Standards. The maximum height for accessory structures in the R1-R5 and MP districts is 18 feet (24 feet in ER, 22 feet for non-agricultural uses in AG). A building permit is generally required; the UDO's permit exemption (Sec. 6.2.2.D) lists items like playhouses, pergolas, and above-ground pools, but storage sheds are not among the exempt items.
Building a shed without the required Improvement Location Permit/building permit, exceeding the combined accessory floor-area cap, violating setbacks, or encroaching into an easement or buffer yard is a UDO violation enforced under Chapter 11, which can require relocation or removal of the structure plus daily penalties.
