Freehold Township, NJ Accessory Structures: Shed & Carport Rules (2026)

Chapter 190's general zoning provisions place sheds under two overlapping rules that apply across Freehold Township's residential zones. Section 190-103C requires that no accessory building be permitted except in a rear yard; on a corner lot, an accessory structure cannot project beyond the line of the existing principal structure as that structure faces the street, and in an 'L,' 'T,' or 'U'-shaped house the accessory structure is allowed only in the portion of the lot between the rear building line and the house's rear-most exterior wall.

Section 190-110 layers on a materials rule. Subsection A generally bars erecting an accessory structure before the principal building is complete, except for fences and construction-related temporary buildings, in the ROL, B-1, and M-2 Zone Districts. Subsection B then sets the size trigger that matters most to a homeowner planning a shed: in every residential zone, any accessory structure exceeding 192 square feet must be built of materials the same as, or consistently similar to, the principal dwelling's materials, and an owner who wants a nonconforming structure can appeal a permit denial to the Planning Board under § 190-248A.

That 192-square-foot figure is not incidental. In the Rural Residential (RR) Zone, § 190-125B(2) caps a single toolshed or similar storage building at exactly 192 square feet as a permitted accessory use, meaning an RR-zone toolshed built to the maximum size sits right at, but does not exceed, the township-wide materials-matching threshold.
