Pre-fabricated and DIY sheds are both treated the same way under the code. Within Very High Fire Hazard Severity Zones, accessory structures may also need to meet Chapter 7A WUI building standards (ignition-resistant materials).
Building a shed over 120 square feet without a permit can trigger Code Enforcement action including stop-work orders, after-the-fact permit fees (typically double the standard fee), and required modifications or removal. Setback violations even for permit-exempt sheds require correction. Electrical or plumbing work done without a permit can result in mandatory removal and additional penalties.
