Yavapai County adopted the International Residential Code under the 2019 Building Code Ordinance. IRC R105.2 exempts one-story detached residential accessory buildings used as tool sheds, storage sheds, playhouses, and similar uses from a building permit when the floor area is 200 square feet or less and there are no plumbing, electrical, or mechanical components. The exemption is for the building permit only. Setbacks of the underlying zoning district must still be met, and any accessory structure under 200 square feet that abuts a residential structure must not encroach into the required yards or block egress. Sheds with utilities or over 200 square feet need a permit.
Building a shed that needs a permit without one violates the Yavapai County Building Code Ordinance. Code Enforcement may require an after-the-fact permit at higher fees, modifications to comply, or removal if compliance is not possible.
