Iron County, UT Accessory Structures: Tiny Homes (2026)

Iron County's table of residential dwelling types, § 17.16.035, treats tiny homes as a subset of recreational-vehicle-style housing rather than a standard dwelling. A 'tiny home on wheels' has no listed inspection code ('Unknown'), a maximum width of eight feet six inches, a maximum size of five hundred square feet, and is limited to the travel trailer park use, the same location restriction applied to RV/travel trailers under the county's RV ordinance (Ord. 2021-1). A 'park model (PMRV)' tiny home must instead meet ANSI A119.5-15, the park-model recreational-vehicle standard, be at least eight feet wide, stay at or under five hundred square feet, and is likewise confined to travel trailer parks.

Both tiny home categories sit apart from the county's other small-dwelling paths: a HUD- or IRC-code manufactured or modular home on a permanent foundation, at least eight feet wide and over five hundred square feet, is instead allowed in the R4K zone or in residential and agriculture zones, and a pre-1976 mobile home is grandfathered only in existing mobile home parks such as Beryl, with no new placements outside a mobile home park. Because neither tiny-home type qualifies as a foundation-based dwelling, Iron County does not permit a tiny home on wheels or a park-model unit as a stand-alone residence outside a licensed travel trailer park anywhere in the unincorporated county.
