Mason County, WA Animal Ordinances: Veterinary Clinic Zoning (2026)

Mason County's Allyn UGA zoning code treats veterinary clinics as a conditional use rather than a permitted one. Section 17.12.140 requires a special use permit for veterinary clinics in the "village commercial" district, alongside antique malls over 10,000 square feet, bars and taverns without full food service, churches, standalone commercial parking lots, day care centers, drive-throughs, gas stations, gyms, laundromats, schools, and assisted living facilities. The permit review weighs the design of the site, structure and building facade against the widths and heights typical of neighboring commercial buildings, per the same section, and can require facade indentations or varied materials to preserve compatibility.

The exception: no separate special use permit is needed if the veterinary use is already included in an approved Planned Development. Treatment varies sharply by Mason County zoning district. Belfair UGA's Mixed Use district lists "clinics, including veterinary" as an outright allowed use under Section 17.23.130(16), no discretionary permit needed. By contrast, the Allyn UGA's "tourist commercial" overlay district, which sits atop parts of the VC district, bans veterinary clinics outright under Section 17.12.220(6). So the same parcel's overlay status can flip a vet clinic from special-use-permittable to categorically prohibited.

Applicants file with the Mason County Department of Community Development, and special use permit decisions can be appealed to the hearing examiner under the county's Title 15 development code review procedures.
