Summary

Miami-Dade County fast-tracks permit review for green buildings certified or registered under recognized rating systems like LEED, instead of imposing a separate green building code.

City-specific rules exist: Miami, Doral, and Coral Gables have their own green building code rules that differ from Miami-Dade County's county-level regulations. If you live in one of those cities, check the city-specific page instead.

It is the intent of Miami-Dade County to promote environmentally sensitive design and construction. To that end, the Building Official shall implement a program to expedite the review and approval of permit applications for green buildings. As used in this Section a green building shall mean one whose design, construction, and operation promote the preservation of resources and environmentally sensitive construction practices, systems and materials.

Full Breakdown

Under Code § 8-6, the County's Building Official must run a program that expedites review and approval of permit applications for green buildings, defined as ones whose design, construction, and operation promote resource preservation and environmentally sensitive practices, systems, and materials. To qualify, the Building Official looks at review, evaluation, and registration or certification by recognized rating agencies: specifically the Florida Green Building Coalition, the National Home Builder Association, and the U.S. Green Building Council. The program runs countywide through an administrative order approved by the Board of County Commissioners, and the Board of Rules and Appeals that oversees uniform Building Code enforcement has jurisdiction in both incorporated and unincorporated Miami-Dade.

Violations & Fines

There's no penalty here: this is a permit-processing incentive, not a mandate. Projects that don't seek green certification simply go through standard permit review timelines instead of the expedited track.

Frequently Asked Questions

Does Miami-Dade require buildings to be green-certified?
No. Section 8-6 only speeds up permit review for projects that choose to pursue green certification: it doesn't mandate certification for any building.
Which certifications qualify a project for expedited review?
The Building Official recognizes the Florida Green Building Coalition, National Home Builder Association, and U.S. Green Building Council rating systems.
