In Table 30.23.032, the R-9,600, R-8,400, and R-7,200 urban residential zones each carry a maximum lot coverage of 35 percent, while denser LDMR and MR multifamily zones allow up to 50 percent. In the rural and resource matrix (Table 30.23.030), most rural and residential zones are also capped at 35 percent, and some commercial zones (for example NB) reach 50 to 65 percent. Lot coverage is measured across all buildings on the lot, so accessory structures count toward the same limit.
Exceeding the zone's maximum lot coverage is a zoning violation; PDS can deny permits or require removal of excess building footprint.
