Aurora, IL Building Setbacks & Zoning: Lot Coverage Limits (2026)

Aurora, Illinois (Kane County) zoning caps lot coverage, the share of a zoning lot covered by buildings, accessory structures, and hardscape, separately for each zoning district. In the R-1 One-Family Dwelling District, the city's baseline single-family zone with a 10,000-square-foot minimum lot, coverage may not exceed 40 percent; driveways and accessory structures count toward that cap. Other districts set their own limits under the code's bulk restrictions, as low as 5 percent in the OS-1 Conservation, Open Space and Drainage District. The cap applies citywide, regardless of which of Aurora's four counties the lot sits in.
