Freehold Township, NJ Building Setbacks & Zoning: Lot Coverage Limits (2026)

Freehold Township's standard residential zones set maximum lot coverage and impervious surface percentages through Schedule C, the Schedule of Area, Yard and Building Requirements referenced at § 190-101, which the code confirms exists as an attachment to Chapter 190 rather than as printed text in the article itself. The Rural Residential/Planned Adult Community (RR/PAC) Zone District is the exception: because it is a specialized overlay for age-restricted, single-family cluster development on tracts of at least 200 gross acres, § 190-127 spells out its own coverage limits directly.

At the tract level, § 190-127A(5) caps building coverage at not more than 20% of the entire tract, and § 190-127A(6) caps impervious surface, which includes driveways, walkways, patios, and other hard surfaces in addition to rooftops, at not more than 40% of the entire tract. Those tract-wide numbers work alongside a separate, tighter figure that applies lot by lot: § 190-127B(9) sets a maximum impervious lot coverage of 65% for each individual residential lot within the community, layered on top of the building-size, setback, and lot-area standards in the same subsection.

A related overlay tract in the R-80 Zone, created under a 2008 settlement agreement in Isaacs Estate v. Township of Freehold, uses the identical 20%/40% tract-wide split but a slightly lower 60% maximum per-lot impervious figure under § 190-129A(7)(a).
