Full Breakdown

Hesperia Municipal Code § 16.20.400 sets a maximum aggregate accessory structure area of fifteen percent of net lot area for lots in all residential and agricultural zone districts except A-2 (General Agricultural), where accessory structure size is unlimited. This accessory-structure cap applies on top of, not instead of, the separate limit on allowable accessory building area, so a property owner must satisfy both. Section 16.08.430 defines 'lot coverage' as the percentage of a lot altered to create an impervious surface or covered by a structure, with 'building coverage', used for zoning calculations, meaning the percentage of lot area occupied by a building, excluding roadways, pools, tennis courts, and rooftop solar equipment.

Violations & Fines

Exceeding the accessory structure coverage cap without an approved building permit is a zoning violation, and the structure can be red-tagged or ordered removed by the building official.
