Full Breakdown

Table 107-94, referenced in Linn County Code § 107-94(c)(2)(a), caps detached accessory structures, garages, sheds, and similar buildings, in the RR1, RR2, RR3, USR, USR-MF, VR, and VM districts. Lots of half an acre or less top out at 15% lot coverage. Lots between 0.501 and 2.99 acres get 10% coverage or 3,200 square feet, whichever is greater, but no single structure over 5,000 square feet. Lots of 3 acres or more have no percentage cap, though the 5,000-square-foot single-structure ceiling still applies. This limit covers accessory buildings only, not overall impervious surface for the lot.

Violations & Fines

Building a detached garage or shed beyond the table's percentage cap, or over 5,000 square feet on any lot, requires a variance before the county will issue a permit.

Frequently Asked Questions

Does this cap apply to my house too?
No. Table 107-94 covers detached accessory structures like garages and sheds, not the principal dwelling.
What if my lot is over 3 acres?
There's no percentage cap, but no single detached accessory structure can exceed 5,000 square feet.
