The Basic Zoning Ordinance limits how much of a lot can be covered by buildings and other impervious surfaces. Upon installation of sanitary sewers, total impervious coverage must not exceed 75 percent and the building footprint must not exceed 50 percent. Before sewers are installed, tighter unsewered coverage limits apply. In shoreland areas the county Shoreland Ordinance imposes separate impervious-surface percentages and vegetative-buffer protections within the shoreland corridor. These coverage rules apply only in consenting unincorporated towns; cities and villages apply their own lot-coverage standards.
Exceeding permitted lot coverage is a zoning violation; the county can deny a zoning permit, require removal of excess impervious surface, and impose forfeitures.
