AMC Section 18.04.100 and Chapter 18.40 establish structural setback requirements for residential zones. Single-family residential zones generally require 20-foot front setbacks and 5-foot side setbacks per Table 4-I. Rear setbacks vary by zone. SB 9 urban lot split projects may have reduced 4-foot side and rear setbacks per state law. ADU setbacks are 4 feet for detached new construction under AMC 18.38.015. Conversions of existing structures to ADUs are exempt from setback requirements. Accessory structures have separate setback standards in Table 4-J for permitted encroachments. Second-story setbacks may increase to protect neighboring privacy. Setback measurement is from the property line to the nearest building face.
