Setbacks vary by zoning district. Rural Residential and Open districts require 25-foot front, side, and rear setbacks; agricultural and conservation districts require 25-foot fronts with 15-foot sides and rears. Small detached accessory buildings may sit 5 feet from lot lines.
Larimer County's Land Use Code sets minimum setbacks per zoning district. In Rural Residential (RR-1) and Open (O) districts the minimums are 25 feet front, 25 feet side, and 25 feet rear; RR-2 uses 25/5/10. Conservation and agriculture districts (A, FO) require 25 front and 15 side/rear. Detached accessory buildings 200 square feet or less may be placed in a rear or side setback but must keep 5 feet from all lot lines. Road setbacks are larger: from state and federal highways, 100 feet from the right-of-way centerline or 50 feet from the right-of-way line, whichever is greater. Streams, creeks, and rivers require a 100-foot setback from centerline.
Building inside a required setback without an approved variance or minor modification is a Land Use Code violation; setback is verified at the footings inspection.
