Fort Lauderdale limits residential building height to 35 feet in single-family zoning districts under the ULDR dimensional requirement tables. Height is measured from the average crown of road elevation to the highest point of the structure.
The ULDR Section 47-5 establishes maximum building heights through the dimensional requirement tables for each zoning district. In RS-4.4 and RS-8 single-family residential districts, the maximum height is 35 feet or two stories. Height is measured from the average crown of road elevation or the minimum required flood elevation, whichever is higher, to the highest point of the roof. Exceptions may apply for chimneys, antennas, mechanical equipment, and solar panels. Multi-family residential districts allow greater heights depending on the specific district designation. Properties in flood zones may have additional elevation requirements that affect the effective building height.
Construction exceeding height limits will result in permit denial. Unpermitted construction exceeding height limits may result in mandatory demolition of the non-conforming portion. Contact Development Services at 954-828-5929.
