Maximum building height in unincorporated Yuba County depends on zone. Per Development Code Tables 11.05.030, 11.06.030 and 11.07.030, residential and rural structures are generally limited to 35 feet, agricultural non-residential to 50 feet, and high-density residential (RH) to 50 feet, subject to height exceptions in Section 11.19.050.
Each district table sets a maximum height. In Agricultural districts (Table 11.05.030), the maximum height is 35 feet for residential structures and 50 feet otherwise. In Rural Community districts (Table 11.06.030), both primary and accessory structures in RE, RR and RC are capped at 35 feet. In Residential districts within the Valley Growth Boundary (Table 11.07.030), RE and RS primary structures are limited to 35 feet, RM to 35 feet, and RH (high density) to 50 feet, with accessory structures generally limited to 15-20 feet. A transitional standard (Note C / Figure 11.07.030(C)) reduces RH height to 30 feet within 40 feet of an adjacent RS district and 40 feet within 50 feet. Commercial and mixed-use districts have their own heights (for example 35 to 60 feet per Table in Chapter 11.08), and industrial districts allow up to 75 feet. All maximum heights are subject to the height exceptions of Section 11.19.050, which can permit certain architectural and equipment projections above the base limit. Exceeding the maximum height for the zone without a Waiver, variance or qualifying Section 11.19.050 exception is a code violation enforced by the Community Development and Services Agency.
