Walton County, FL Building Setbacks & Zoning: Structure Height Limits (2026)

04(A) opens with a countywide backstop: no man-made building or structure in unincorporated Walton County may exceed the height set for its planning area, regardless of any other provision of the Code, unless an exception applies. In the South Walton Planning Area south of Choctawhatchee Bay and the Intracoastal Waterway, the base limit is fifty feet, but two neighborhood plan overlays cut that further: forty feet inside the Grayton Beach Neighborhood Plan Area and thirty-two feet inside the Point Washington Neighborhood Plan Area, while the Inlet Beach Neighborhood Plan sets its own use-based limits.

Outside South Walton, in the South Central, North Central and North Walton Planning Areas, single-family attached and detached homes may rise to fifty feet, multi-family and commercial or institutional buildings to seventy-five feet, and industrial buildings to one hundred feet, each subject to a further cap inside the Eglin Air Force Base Military Influence Overlay District. 04(E) from the average elevation of the natural ground beneath the building's footprint to the highest point of the roof, coping, or the mean height between eaves and ridge on a pitched roof; chimneys required by the Florida Building Code are excluded from the measurement.

04(D) lets the Board of County Commissioners grant case-by-case height exceptions for items such as church steeples and spires, aircraft radio towers, solar facilities, and certain public utilities, but only after review by the Board and, where applicable, the Design Review Board.
