Under Section 33-259.1 of the county zoning code, adult bookstores, adult theaters, adult entertainment clubs, adult video stores, massage establishments, adult modelling establishments and encounter studios are permitted only in the IU-1 light-manufacturing zone. Absent a special exception, a new adult use must sit at least 1,000 feet from a school, church, park, library or day care, 1,200 feet from another adult use, and 750 feet from residential zoning, unless a six-lane road separates the two. Applicants must submit a certified surveyor sketch proving the distances. Uses with a building permit or certificate of use issued before January 1, 2002 keep legal nonconforming status. This chapter governs unincorporated Miami-Dade (UMSA) only, not the 34 cities.
