An adult use (adult store, theater, modeling/photographic studio, special cabaret, or physical culture establishment) may operate only by conditional use in the CG-S zoning district, and only after the city's development services department grants an adult use permit for a $2,000 nonrefundable annual fee. No adult use may sit within 1,000 feet of another adult use, within 250 feet along the same right-of-way (150 feet on an intersecting one) of AG, CG, GU, OPI, PCD, RSF, RTF, RMF, or RMH-zoned land, or within 1,000 feet of a church, school, child care center, or public/private park. No more than one adult use may operate in the same building, and the board of zoning appeals may not grant a variance from these location rules.
