Jackson County, GA Business Licensing & Operations: Auto Repair on Residential Property (2026)

Section 3-068(l) of the Unified Development Code sets out the uses that are specifically prohibited as home occupations in unincorporated Jackson County, and auto sales or auto repair heads the list. The same subsection also bars restaurants, animal hospitals and veterinary clinics, funeral homes, retail or wholesale shops, machine shops, personal service occupations such as a barber shop, beauty shop or hairdresser, special event facilities, and lodging services. Because this list sits inside the home occupation approval process under subsection (m), the public development director has no discretion to approve an application for auto repair or auto sales run from a residence: it isn't a matter of scale or how limited the work is, the use category itself is excluded.

The bar tracks other home occupation limits that would make auto repair unworkable at a house anyway: subsection (h) prohibits keeping a wrecker, dump truck, flat-bed truck, tow truck, or any truck with more than six wheels or two axles on site in connection with a home business, and subsection (i) bans equipment or machinery whose noise, vibration, dust or fumes are detectable beyond the property line, both of which describe ordinary auto repair work. A resident who wants to run an auto repair business has to locate it in a zoning district and use category that allows automotive service as a principal or accessory use, such as the gasoline service station standards in section 3-059, rather than seeking home occupation approval.
