Figure 17.03.021 of the Mason County Code, attached to the cottage industry standards, names specific uses that can never qualify as a home-based occupation regardless of scale, employee count or parking, because the county has decided they are inherently incompatible with residential neighborhoods in unincorporated Mason County, WA. The prohibited list includes 'Automobile service station,' 'Automobile wash,' 'Automobile, sales,' and 'Recreational vehicle repair,' alongside other listed uses such as wrecking and junk yards, motor vehicle impound yards, and paint shops. Because these uses appear on the Figure 17.03.021 list, the introductory sentence of § 17.03.021, which otherwise permits any use subject to department review as a home-based occupation or cottage industry, does not apply to them; meeting the seven numbered standards for parking, residency, signage, noise and traffic cannot rescue a listed use.

An operator who wants to repair vehicles commercially at a residential property in the unincorporated county must instead locate the business in a zoning district that allows automobile service stations or vehicle repair outright, such as a rural commercial or highway commercial district, and obtain the applicable commercial permits. Running the prohibited use from a home in the interim is treated the same as any unpermitted land use under the county's enforcement chapter.
