Pearland, TX Business Licensing & Operations: Auto Repair on Residential Property (2026)

3(a) of the UDC's Home Occupations division names ten uses that can never operate as a home occupation in Pearland: a clinic of any type (including an animal clinic), a doctor's office, a hospital, a barber or beauty shop, a dress shop, a real estate office, a health studio, a tea room, palm reading, and a kennel. Auto repair, major or minor, is not on that list. It is instead governed separately as its own land use, Auto Repair (Major) and Auto Repair (Minor), in the UDC's Land Use Matrix, defined in Chapter 5 as everything from oil changes and brake work to engine reconditioning, transmission work, and collision repair.

2(a)(6): no equipment or process shall be used in a home occupation that creates noise, vibration, glare, fumes, odors, or electrical interference detectable to the normal senses off the lot, if the occupation is conducted in a single-family residence. 2(a). A resident who wants to run a repair shop without those constraints needs the property zoned and permitted for the separate Auto Repair land use, not a home occupation.
