Somerville, MA Business Licensing & Operations: Auto Repair on Residential Property (2026)

Zoning Ordinance §9.2.14.b creates the Home Occupations accessory use category for limited business activity inside a dwelling, covering offices for architects, attorneys, instructors, and similar professions, but the same subsection carves out a specific exclusion list: 'auto or appliance repair, contractor's shop or storage, barber shop, beauty parlors, commercial stables or kennels, medical or dental office, body art, massage, or acupuncture' are not considered a home occupation at all. That means a Somerville resident cannot obtain home-occupation status, and cannot rely on the by-right accessory-use pathway, to run an auto repair operation out of a house or garage no matter how small the setup.

The same restriction shows up on the principal-use side. §9.2.3.d defines Personal Vehicle Repair or Maintenance as repair, installation, or maintenance of the mechanical components or bodies of automobiles, small trucks, vans, motorcycles, motor homes, or recreational vehicles, or washing and detailing those vehicles.
