Yellowstone County properties outside city limits use the same state rule administered by the county planning office. Existing licensed locations enjoy limited grandfather protection if a new sensitive use moves in nearby, but expansion or relocation triggers fresh compliance review. Applicants should obtain a written zoning verification before signing a lease.
