The City of San Mateo is located on the San Francisco Bay side of the Peninsula, not on the Pacific coast. The California Coastal Zone does not extend to the City of San Mateo. The Coastal Commission's jurisdiction covers the Pacific coast side of the Peninsula (e.g., Pacifica, Half Moon Bay) but not the bayside communities. No Coastal Development Permit is required for any project within San Mateo city limits. Development along the bay shoreline may be subject to Bay Conservation and Development Commission (BCDC) jurisdiction rather than the Coastal Commission. BCDC regulates development within 100 feet of the bay shoreline.
No coastal development violations apply. BCDC jurisdiction may apply for development near the bay shoreline.
