Full Breakdown

In State Responsibility Areas, Yuba County Code § 11.22.080 requires new buildings to sit back at least 30 feet from all property lines and the road right-of-way to serve as a firebreak, though utility structures like water tanks, propane tanks, and well/pump houses don't count as buildings. The local fire district can approve a reduced side and rear setback down to the zoning district minimum in writing. The standard must be met before parcel or final map recordation, or before a Certificate of Occupancy issues.

Violations & Fines

Skipping the required firebreak setback can block final map recordation or a Certificate of Occupancy until the 30-foot clearance is met or the fire district grants a written setback reduction.
