Full Breakdown

Under the Zoning Regulations, administered by the Zoning Enforcement Officer, a Zoning Permit and Certificate of Zoning Compliance is required before any grading or regrading of a surface area exceeding 200 square feet, any grading within 10 feet of a property line, and before installing any drainage structures (§2.G.1.a(5)-(6)). No such permit can issue for work that also needs Special Permit, Site Plan, or Coastal Site Plan approval until those approvals are final, and an issued permit becomes void if plans are later changed materially. The regulations are maintained current to May 31, 2026 and apply citywide within Stamford's zoning districts: a separate instrument from the Code of Ordinances.

Violations & Fines

Grading, regrading, or installing drainage structures without a Zoning Permit is a zoning violation enforceable by the Zoning Enforcement Officer, and any permit issued can later be voided by unapproved plan changes.
