Hendersonville fence heights are set by Chapter 10.4.9 of the Hendersonville Zoning Ordinance, administered by the Planning Department (101 Maple Drive North, 615-264-5316). The maximum fence height in rear and interior side yards is 8 feet measured from existing grade. Side-street yards are also capped at 8 feet but must be set back at least 50 percent of the required side-street setback or 12 feet off the edge of pavement, whichever is more. Front-yard fences may not be located closer to the lot line than the home, with limited exceptions for decorative fences up to 48 inches (or 60 inches on lots over one acre).
The Hendersonville Planning Department's Residential Fence Standards (drawn from Chapter 10.4.9 of the Hendersonville Zoning Ordinance) establish three yard categories. Rear and Interior Side Yards: 'Maximum Height (measured from existing grade): 8 feet,' and 'Fences may be erected as close to the rear and/or interior side property lines as desired. It is the responsibility of the owner and their contractor to determine property lines.' Side Street Yard: 'Maximum Height (measured from existing grade): 8 feet,' with the placement rule that 'Fences must be set back a minimum of 50% of the required depth of the street side setback or minimum of 12 feet off the edge of pavement, whichever is more.' An exception applies for decorative fences: 'For lots less than one acre, this requirement is reduced for fences which do not exceed 48 inches in height and are constructed of the following materials: finished wrought iron, aluminum tubing, wood picket fencing, split rail, brick, stone, or are constructed with similar decorative design as approved by the Planning Department or Planning Commission.' For larger parcels: 'For lots more than one acre, the fence may be up to 60 inches in height. In addition to the fence styles listed above, the fence may be ranch style, constructed of treated wood, vinyl, or an equivalent material.' Front Yards: 'Fences shall not be located any closer to the lot line than the home,' with the same 48-inch / 60-inch decorative-material exceptions as the side-street yard. Heights apply citywide and HOA covenants may impose stricter standards: 'NEIGHBORHOOD COVENANTS AND RESTRICTIONS OR HOA'S MAY HAVE DIFFERING STANDARDS. IN SUCH CASES, THE MORE RESTRICTIONS REGULATIONS APPLY.'
A rear or interior side-yard fence taller than 8 feet violates Chapter 10.4.9 and may be required to be lowered by the Planning Department. A side-street-yard fence placed inside the required 50%/12-foot setback is non-compliant. A front-yard fence taller than 48 inches (or 60 inches on lots over one acre) or built of a non-approved decorative material violates the front-yard standard and may trigger a notice of violation and required removal or modification.
